Novicio Construction delivered a seamless 2,400 sqm warehouse expansion with full electrical systems for a fast-growing logistics company in Mactan.
As e-commerce activity surged across the Visayas region, a mid-sized logistics and freight forwarding company based in the Mactan Economic Zone found itself running out of space — fast. Their existing 1,600 sqm facility could no longer accommodate growing cargo volumes, and frequent power interruptions were causing costly delays in their sorting and dispatch operations. They needed more than just additional floor space; they needed a facility built for the demands of modern logistics.
The client faced three interconnected problems. First, their current warehouse footprint was inadequate, with overflow inventory being stored in rented third-party facilities at significant cost. Second, their existing electrical infrastructure was aging and undersized, unable to support the load requirements of new conveyor systems, refrigerated storage units, and expanded lighting. Third, the project had to be completed with minimal disruption to their ongoing daily operations — shutting down the facility entirely was not an option.
Novicio Construction and Power Solutions Inc. began with a thorough site assessment and load analysis to design a construction and electrical plan that could be executed in phases. Our team coordinated directly with MEPZA authorities and local government units in Lapu-Lapu City to secure all necessary permits ahead of the groundbreaking, preventing any regulatory delays down the line.
Construction of the steel-framed warehouse structure proceeded in two phases. The first phase focused on the structural shell and roofing to allow interior work to begin quickly. Simultaneously, our licensed electrical engineers designed a dedicated power distribution system with a new 200kVA transformer, automatic transfer switch for generator backup, and a structured cabling layout for future automation compatibility.
To minimize disruption, we scheduled heavy construction activities during off-peak hours and erected temporary barriers between the active facility and the construction zone. Weekly coordination meetings with the client's operations manager ensured that our timeline remained aligned with their logistics schedule.
The project was completed in 18 weeks — two weeks ahead of the original schedule — and came in within the agreed budget. The new 2,400 sqm expansion effectively doubled the client's usable warehouse space and eliminated the need for costly third-party storage. The upgraded electrical infrastructure resolved all previous power reliability issues, and the new LED system reduced their monthly energy consumption by an estimated 30% compared to their old fluorescent setup.
Within three months of the expansion going live, the client reported a measurable improvement in dispatch turnaround times and successfully onboarded two new major retail accounts that previously could not be accommodated. The facility has since become their primary hub for Cebu-wide distribution.
